Three subdivision proposals look to consume nearly 192 acres of Harnett County farmland with over 700 single-family homes and townhomes. Nearby schools face capacity challenges as development continues to expand across some of the county’s fastest-growing rural communities, and legislators still have not passed laws to align development with school capacity.

On July 15, New Homes Inc, LLC from Raleigh applied for a major subdivision, Milton West, [light blue area in image] off Bethea Road in Lillington. In phase one, the developer plans 38 single-family slab-built homes and 32 townhomes on 48.65 acres of farmland. It is zoned conditional R10 with access to public utilities.
The developer owns property across from the planned development on North Carolina Highway 210 but has not made plans public.
New Homes Inc, LLC is owned by Matt Riley, Rob Bailey, Rich Sherman, and Rich VanTassel, a group of experienced developers.
On July 6, Providence Creek Development, LLC recorded plans for 331 units on 124.54 acres of farmland.

The 331-unit subdivision project proposal is named Providence Creek off Ballard Road, six minutes from Harnett Central High School, which is already over capacity.

On July 22, a Raleigh investor with an address in Pennsylvania, KL LB BUY 3 LLC, applied for a major subdivision final plat review for phase one of eight phases, with 61 lots on 18.19 acres out of a 43.33-acre parcel, Leeland Farms.
Great Communities, LLC plans site-built homes.
The land is zoned medium density residential, RA30 next to crop lands and consists of mostly crop lands.

The property is about seven miles from Angier, off Lafayette Road, onto Mary Lee Road in Fuquay Varina in the heart of farm country.
The applicant wants Harnett County water and sewer.
The nearest water line is 50 feet away on Lafayette Road. The nearest sewer line is on adjacent property 300 feet away.
